EXCAVATION
Clear trees and brush for placement of house and flatwork per code.
FOUNDATION
SLAB:
Engineered post-tension foundation system individually designed for each home site.
Front elevations are limited to 18” of exposed foundation.
DRIVEWAY:
Driveway will be poured 17’ wide with a broom finish. Setbacks greater than 26’ from the front property line will require architectural review approval at an additional cost.
WALKS:
Entry walk will be 36” wide placed according to the plot plan. The city walk (if applicable) will be poured in accordance with subdivision plat requirements.
PATIOS:
An uncovered patio will be poured to plan (at no less than 100 sq ft) in accordance with the architectural design.
FRAMING
Exterior Wall Framing: Wood frame walls built to plan with 2”x 4”/ 6” studs placed 16” on center. Balloon framed walls (2” x 6” or larger) at two story entries or where required per applicable code. Toe plates at first floor will be 2”x 4” / 6” termite resistant pressure-treated lumber. Masonry veneer in locations as shown on plans backed by 4’x 8’ x 1/8” structural thermo-ply sheathing, except where wind bracing (OSB) is required by applicable code or in non-heated areas such as garages. Foundation anchor straps installed in exterior walls.
Partition Wall Framing: 2”x 4” / 6” #2 SPF placed 16” on center. Toe plates at first floor will be 2”x 4” / 6” pressure-treated lumber.
Floor System – Two Stories: Engineered floor truss system with ¾” tongue and groove OSB, glued, nailed and screwed. Not designed for a waterbed or billiard table.
Roof and Ceiling:* Custom cut roofs of 2”x 6” and 2” x 8” (or larger) yellow pine with engineered beams and trusses as required. Ceiling and roof bracing placed per applicable code. Spacious 10’ ceilings (sloped from 8’ plate) on single story and second floor of two-story plans. 9’ ceilings on first floor of two-story plans.

Wind Bracing: 1”x 4” or OSB wind bracing per applicable code requirement.
Siding: No siding allowed. 100% masonry required.
Stucco will replace all siding shown on plans.
Fascia/Soffit: Exterior fascia to be 2”x 4” sub-fascia with 7/16” x 6” Cemtrim Cedarmill fascia. Soffit will be 1/4” textured Hardisoffit Cedarmill with pre-drilled continuous vents at horizontal overhangs.
Drywall: 1/2” sheetrock on walls with round corners (square at windows and garage), and 5/8” sheetrock on ceilings. Walls and ceilings to be taped, floated, and finished with “medium orange peel” texture. The garage will be trimmed and painted to match the finish of the home.
EXTERIOR
ALUMINUM GUTTERS:
All homes will include gutters on front elevation only (over flowerbeds).
ROOFING:
7/16” OSB radiant barrier roof decking with plywood clips, 15 lb. felt underlayment, and fiberglass dimensional shingles with 35-year manufacturer’s limited warranty. 26 gauge galvanized metal flashing. Roof venting will be provided as required.
WINDOWS:
Type: High performance low-e 366 double paned insulated glass with white vinyl frames and half screens on operable windows.

EXTERIOR DOORS:
Front Entrance: Mahogany, six-panel, solid core, stained wood door.
Patio: Full-light insulated steel door.
GARAGE DOORS:
16’ x 7’ 26 gauge steel raised panel insulated door. Pre-wired for garage door opener(s)
MASONRY:
Brick to be selected from Builder’s standard selections. Masonry placed on three sides of first floor, and placed on second floor per plan design. Stucco will replace siding on plans to comply with 100% masonry requirement for this community.
No more than two materials may be used on the front elevations of any home.
PAINTING:
Exterior paint will be 100% Acrylic Satin x color(s) chosen from Builder’s selection.
Primary Body Color: Applied to siding, garage door (and trim), patio door, louvers, wood columns, and all other painted products.
Contrasting Trim Color: A contrasting trim color is available for the fascia, shutters (if applicable), and front door. All other trim will be painted the ‘Primary Body Color’.
Entry Door: Stain color chosen from Builder’s selections.

Job-measured, off-site stained, oak/poplar cabinets with raised panel doors, adjustable shelving on upper cabinets (half-fixed shelving on base cabinets), and dual rail drawer guides. Upper cabinets on most plans will be mounted without fur downs.
Kitchen: 36” upper cabinets with raised panel doors trimmed with crown molding. Choice of many stain colors from Builder’s selection.
Kitchen Island: “Optional”. Oak/poplar cabinet with raised panel doors on one side. Size varies by plan. Not available on some plans.
Bathrooms: Oak/poplar cabinets with raised panel doors and crown molding. Linen cabinet (36” tall) at master water closet.

Landscape: Per Builder’s selection to include 20 shrubs and 2 shade trees chosen from the landscape guideline palette of Circle C West. All planting beds to have a minimum of 3” of hardwood mulch.
All side fences on corner must be screened with 5-gallon shrubs on 3’ centers.
All utility / junction boxes to be landscaped with (4) 5-gallon shrubs. All gas meters to be screened with a 5-gallon plant.
Sprinkler System: Irrigation system at front and sides to fence.
Tree Removal: Tree removal is limited to the “Building Envelope” as defined by the area within 5’ of the foundation, driveway, sidewalks and patio.
Underbrush: Underbrush will be removed by the builder, however, stumps will not be removed unless the stump is in an area where concrete must be placed.
Fence: 1” x 4” x 6’ standard grade cedar picket fencing to midpoint of home, with 1 gate. Fence must cover a/c unit.
These specifications, together with the real estate sales contract, purchase price addendum (PPA) and/or customer change orders, constitute the entire agreement between buyer and seller. All prior negotiations, representations and agreements, not set out in these documents should not be relied upon. Buyer acknowledges that buyer has read and fully understands this document and that seller will rely on these specifications in building the home.
